Chimney Leaks and How to Stop Them

It’s no secret: over time, your chimney deteriorates after years of intense heat inside, and exposure to the elements outside, including rain, snow, wind and more.

A weak flashing.
Flashing is the sheet metal that closes the gap between the roof and your chimney. To further protect your home from water, an adhesive — most often tar or a caulking material — connects the flashing to the roof and chimney creating a watertight seal. But that seal over time can become weak, causing leaks into your home.

Rain or snow coming in from the top of the chimney.
Heavy rain and snow can find its way through the tiny opening at the top of your chimney. To prevent this water from flowing down your chimney and into your fireplace, install a chimney cap that will not only keep water out, but also animals and leaves — both of which can cause unpleasant odors in your home.

A cracked chimney crown.
A chimney crown is the area at the top of your chimney that closes the space between your brick chimney and flue liner. Chimney crowns are designed specifically to keep rain out of your home, but a crack in the crown is ineffective and will allow water to seep through.

Cracks in your chimney’s brick and mortar joints.
Over time, the mortar and brick of your chimney can crack, and water can leak into your home. Depending on the severity of the cracks, a simple, specialty brick sealant might be all that’s needed. However, if the chimney is badly damaged, masonry repair likely will be needed to alleviate any leaks.
